If you are a landlord looking for a fixed rental income, paid each month without all the stresses involved of letting out a property, then you have come to the right place! Our Service simply takes all the stress away of finding a tenant and managing your property on a day-to-day basis.
Since 2014 we have helped our Local Trusts and cohorts who are residing at Lewisham and Woolwich Hospital seek and find accommodation. The nurses currently are arriving from the Philippines, India, Nigeria, and Ireland. Doctors come from all over the world. Our intention is to place them locally to make commuting to work quicker and a better lifestyle.

What Properties are you looking for?
We are looking for all properties. From Double Rooms in a shared house to 5 bedroom HMO licensed properties. Initially, the nurses arrive together so shared accommodation will be easier until their families arrive 12 months later and our Doctors generally are looking for Double Bedrooms.
How does the Scheme work?
When the date of the new cohorts is known we would make you a formal offer on your property. RE/MAX effectively becomes your tenant, guaranteeing you a fixed rental income. You will continue to receive the agreed rent regardless of whether the property is tenanted or empty.
How long is a contract?
The contract we can offer is up to 3 years. Since we have been working closely with the trust and the same landlords since 2014 some landlords prefer to have rolling contracts after the fixed term and some landlords before they commit to a long-term contract start off for 6 months then decided to take the contracts longer. We are flexible and want to work with our Landlords over the long term.
What are the benefits of Guaranteed Rent for landlords?
The benefits of this scheme for landlords include no void periods, no rent arrears, no commission, no set-up fees, and no renewal fees. No need to deal with the tenants at all.
Does the property need to be furnished or unfurnished?
We would prefer the property to be furnished in order for us to maximise the rental income for yourself however if the property is required unfurnished, landlords will still be required to supply the following items;
Fridge freezer
Oven or Cooker
Nets and heavy curtains or blinds
Again we are flexible and can be discussed in more detail.
How much rent would you offer me?
Our aim is to try and maximise your investment by offering you market rent. In some cases it may not be possible however to find out what we can offer you simply call the office or send us a few details of the property and we will be able to give you a guide.
Who is responsible for bills and Council Tax?
All utility bills and Council Tax will be transferred to the tenants by RE/MAX. During the term of the contract, the tenant will be liable for all utility bills and Council Tax.
How long will the process of letting my property take?
Generally, the leasing process can be as quick as 24 hours to a maximum of 10 days.
How and when do I get paid the rent?
All payments are made by an automated BACS system. Payments will usually take 2 working days to clear in to your account. Rental payments are made on the date of the tenancy start date.
Do you charge a monthly commission?
No we don't. The rent agreed will be the rent that you receive from RE/MAX every month. We do not charge commission or a management fee.
What documents will I require to rent my property?
You will require the following documents to lease your property. Please use the following landlord check-list:
Copy of Council Tax Bill.
Copy of valid NICEIC Certificate.
Copy of valid Gas Safety record.
Copy of valid Energy Performance Certificate.
Copy of Building Insurance.
Copy of a recent Mortgage Statement.
Copy of utility bills.

What about the internal condition of my property?
On the day of the contract starting, we will organise a Professional Inventory which is usually around 80 pages with pictures and descriptions. At the end of the contract, we will check out the property together and ensure it is in the same state. If not one of our contractors will be authorised to carry out any works necessary. All subject to wear and tear, in respect for the condition of the property.
