As a landlord in today’s volatile property market—where legislation is tightening and rental arrears are rising—stability has never been more important. At Charles Knight Estate Agents, we’re proud to offer our Guaranteed Rent Scheme: a hands-off, hassle-free approach that gives landlords certainty, compliance, and consistent monthly income, even when the property is vacant or a tenant falls into arrears.
Whether you're based in Lewisham, Bromley, Plumstead, or anywhere across South East London, our Guaranteed Rent service ensures your property remains a reliable investment. With the upcoming Renters Reform Bill threatening to make traditional letting riskier and more complex, now is the time to consider a smarter solution.
What Is Guaranteed Rent?
Guaranteed rent is exactly what it sounds like: landlords receive a fixed monthly income for a set period—regardless of whether the tenant pays or not, or whether the property is occupied.
We take on the full responsibility of managing the tenancy, ensuring your rent is paid on time every month. You won’t deal with late payments, void periods, or problem tenants. We become your tenant, and we sublet the property to thoroughly vetted individuals—often NHS nurses, key workers, or corporate tenants - ensuring top-quality occupancy.
How Does It Work?
Steps | Process |
---|---|
1. | We assess your property for suitability and value. |
2. | We agree on a fixed monthly rental amount. |
3. | You sign a lease with Charles Knight—we become your tenant. |
4. | We handle marketing, tenant vetting, maintenance, and compliance. |
5. | You receive guaranteed rent every single month—without interruption. |
This model is particularly ideal for landlords who want:
Long-term peace of mind
Zero tenant interaction
Full property management
Legal compliance with all new regulations
Why Is Guaranteed Rent More Important Than Ever?
With the Renters Reform Bill looming, landlords are expected to lose significant control over tenant evictions, rent reviews, and tenancy terms. This has created growing uncertainty and anxiety within the rental market.
Here’s how Guaranteed Rent helps:
✅ No Voids – Even when the property is empty, your rent is paid.
✅ No Arrears – You never chase tenants for money.
✅ No Letting Agent Fees – Unlike traditional lettings, there are no ongoing commissions or unexpected charges.
✅ Legal Protection – We handle all compliance, from EPCs to Right to Rent checks and safety certificates.
✅ Hands-Off Investment – Your property is looked after while you get paid monthly without lifting a finger.
Guaranteed Rent & Our Partnership with our Local Trust
As part of our commitment to supporting the community, we proudly work with local NHS Trusts to provide safe, high-quality accommodation for nurses, key workers, and hospital staff. These tenants are on long-term contracts, well-referenced, and treated with utmost care and respect.
This provides a dual benefit: landlords receive secure income, and NHS staff get access to safe, local housing near their place of work.

Frequently Asked Questions – Guaranteed Rent with Charles Knight
When will I know my property is ready to be handed back?
We’ll notify you in writing and by phone two months before your lease ends, giving you time to prepare for the handback process.
How much notice do I need to give?
A minimum of two months' notice is required before the end of your lease agreement.
Can you guarantee the condition of my property?
Yes, your property will be returned in accordance with the lease terms and the original independent third-party inventory report, ensuring a fair and transparent comparison. Natural wear and tear is to be expected after a standard 2–3 year tenancy.
Who is responsible for utility bills at the end of the lease?
Once the lease ends and the property is returned, utility bill responsibility reverts to the landlord. You’ll need to contact your energy, water, and council tax providers to resume control of the accounts.
Can I renew the lease for another term?
Yes. Lease renewals are available and we’ll contact you within the final three months of your agreement to discuss continuation options.
What if I’m overseas or unavailable during the handback?
No problem. We can arrange for the keys to be returned via recorded delivery and meter readings will be taken on your behalf. Please note, rent will cease on the day your notice period ends, even if you're not present.
Do I need to provide updated Gas, EPC, or safety certificates?
Yes. You’ll need to provide valid Gas Safety, EPC, and electrical safety certificates either by email prior to handback or in person during the appointment. These are required to ensure legal compliance.
What should I do with any post addressed to the tenants?
Please mark the post as “Return to Sender” and repost. Kindly do not forward it to our office.
Who is responsible for tenant repairs or damages?
We handle all minor maintenance during the lease. For major damage, we coordinate repairs using the tenant’s deposit or insurance, ensuring you’re not out of pocket.
